The ‘Ampang Prima Condominium’ project was launched in 2003 by Demi-Prima Sdn Bhd. It is built on 8.1 acres of leasehold land with 99 years tenure expiring on 8/8/2098 located in Bandar Baru Ampang under the district of Hulu Langat, Selangor. This residential project consists of 4 blocks with a total of 699 of residential units and 3 commercial units, where Block A is reserved for the existing land owners and the 3 other blocks were opened for sale to the public. This project was fully completed in December 2006 and the sold units have been handed over by the developer since January 2007. This 17-storey condominium finally obtained its Certificate of Fitness (CF) in March 2007. Abiding to the Act 663, The Badan Pengurusan Kondominium Ampang Prima, Bandar baru Ampang was established since year 2007. It is a joint-management body in managing the premises.

Social Problem by Foreigner

Dear Unit Owners,

Ampang Prima is one of the hot spots in Klang Valley, the Management found most of the units have been tenanted.

Neither Management nor JMC has right to control the moving of the trend. However, as a Unit Owner within the compound area,  we are responsible to find out the details from the tenant before the unit tenanted by yourself or your agent.

The JMC of Ampang Prima would like to highlight the checklists below to the Unit Owner before you rent out your Unit:

  1. How trustful is the Agent?
  2. Have you checked the tenant background?
  3. Have you checked the documentation of the foreign tenant?
  4. Do you understand the terms in the Tenancy Agreement?
  5. Have you briefed your tenant on the House Rules?
  6. Do you come to check your unit at least 2 months once?
  7. Although your Unit is tenanted, do you know that as a Unit Owner is to be responsible for the misconduct of your tenant against the common area?
The rental could be your passive income and we are glad that Ampang Prima Condominium is one the the prime locations. Meanwhile, we hope you will co-operate with Management to educate your tenant to take care of the Common area within the premises.

The best way to tackle this issue is we set the certain standard (can also refer to house rules / handbook) term to be attached in any of the tenancy agreement between any owner and new tenants. If needed, then additional rules and terms need to enforce on foreigner tenants especially at common area and facilities within AP compound. Thank you
