The ‘Ampang Prima Condominium’ project was launched in 2003 by Demi-Prima Sdn Bhd. It is built on 8.1 acres of leasehold land with 99 years tenure expiring on 8/8/2098 located in Bandar Baru Ampang under the district of Hulu Langat, Selangor. This residential project consists of 4 blocks with a total of 699 of residential units and 3 commercial units, where Block A is reserved for the existing land owners and the 3 other blocks were opened for sale to the public. This project was fully completed in December 2006 and the sold units have been handed over by the developer since January 2007. This 17-storey condominium finally obtained its Certificate of Fitness (CF) in March 2007. Abiding to the Act 663, The Badan Pengurusan Kondominium Ampang Prima, Bandar baru Ampang was established since year 2007. It is a joint-management body in managing the premises.

Thank You for attending the EGM last night

Dear Unit Owners,

Thank You for your support last night.

Below are the summaries after the EGM:

(1) Explaination on thr deficit of RM200K occured in 2012
- Compared with the deficit of RM3K occured in year 2011, the unaudited financial report of year 2012 showed the tremendous increase of OPEX. The main areas:
- Security Fees
- TNB Charges
- Swimming Pool Repair
- Water Charges
- Lift Repair
- Others
- Some owners point out that the money spent is without justification. For e.g., aircond service and security fees.
- Ex chairman explained the fees increase was due to some new rules implementation by govt.
- Existing chairman commented the key point is must inform prior to spend to Oweners.
- The meeting requested the existing Secretary and Treasurer to explain for thier absence in this EGM.
- The meeting also requested the ex Chairman, Secretary and Treasurer to explain in black and white for the deficit in year 2012.

(2) Proposal of Budget 2013 and 2014
- Owing to the increase cost of OPEX, the JMC proposed to increase the rate of maintenance charges. The monthly OPEX now is approx. RM150K, for the rate of RM0.15psf, the monthly income is only RM140K. This will not be sufficient in maintaining the common area.

(3) Proposal of New Rate of Maintenance Charges
- The proposed rate are: RM0.17psf, RM0.18psf, RM0.19psf and RM0.20psf.
- In order to have healthy cash flow and long term sustainity, the meeting agreed the rate is RM0.18psf with effective from 1 May 2013.

(4) Other-Proposal of Managing Agent
- The JMC received many complaints on the incompetence performance of the in-house staff. The meeting agreed to apponit MA to manage the property.

(5) Other-Proposal of AGM
- The existing chairman proposed to fix the date of AGM in each year, so that this could be fair to owners and JMC. The proposed date is the second Thursday of April in the year. Annual account closing must be done in January, and account audit must be done in Feb.

We will call another EGM to decide the appointment on Security Company and Managing Agent as both of these contract is more than RM20K.
