The ‘Ampang Prima Condominium’ project was launched in 2003 by Demi-Prima Sdn Bhd. It is built on 8.1 acres of leasehold land with 99 years tenure expiring on 8/8/2098 located in Bandar Baru Ampang under the district of Hulu Langat, Selangor. This residential project consists of 4 blocks with a total of 699 of residential units and 3 commercial units, where Block A is reserved for the existing land owners and the 3 other blocks were opened for sale to the public. This project was fully completed in December 2006 and the sold units have been handed over by the developer since January 2007. This 17-storey condominium finally obtained its Certificate of Fitness (CF) in March 2007. Abiding to the Act 663, The Badan Pengurusan Kondominium Ampang Prima, Bandar baru Ampang was established since year 2007. It is a joint-management body in managing the premises.

Financial Statement 2012 (Jan-Sep)

Dear Unit Owner,

The JMC 2012/2013 was established after the AGM hold on 25 Sept 2012. The JMC is to manage the common area of the premises with effective from Oct'2012.

The current JMC hereby to announce  the unaudited Financial Report for year 2012 (Jan-Sept). You can view the file by clicking the title.

The findings:
As at 30/9/2012, there is accumulated lost of RM218K. Compared with year 2011, the lost in year 2011 was RM3K. Basically, the increase of expenses are from:


  1. Monthly outsourced security fees - there is about RM10K increase each month in paying security. This is due to the increase of basic wage in Malaysia.
  2. There is also increase in administration, especially from the credit card charges.
  3. And the increase in maintenance, for the swimming pool and piping.
During the last AGM, there is no budget announced. The existing JMC will prepare the budget for year 2013 within this 2 weeks. We wish to invite all unit owners to participate for the budget preparation. Please send your feedback on budget to email: ampangprima@gmail.com by 28 Dec 2012.

The deficit is our concern. We will foresee the expenditure is getting high compared with few years ago. There could be increase on maintenance fee if the fund we have is no longer enough to sustaining the place.

Outstanding as at Nov 30, 2012

As at 30/11/2012, the Management faced the total outstanding of RM131K by Unit Owner.

The total outstanding of RM64K composed by Block D unit owners, in average, each unit in Block D owes RM328 to the Management.

The Management would like to urge the Block D Unit Owners to pay the maintenance fees in prompt.

截至30/11/2012,本管理处面对业主共计RM131千的拖欠。

单单D座公寓就已‘造就’了RM64千的拖欠,即平均每单位拖欠RM328

希望D座单位业主能准时缴交管理费。
